HOA Dues Invoices Will Be Mailed Out This Weekend HOA dues invoices are set to be mailed out this weekend. New this year will be a payment option via Zelle. This is a payment service like Venmo or Paypal, but it’s connected to our BMO Harris Bank Account. There will be instructions on the invoice on how to pay using Zelle if this interests you. The biggest benefit of paying with Zelle is that your payment will go through in real-time so you won’t have to wonder when it will hit your bank account. Also, you don’t need to have a BMO bank account to access Zelle, but it does have to connect to a bank account so you will need those details. 2022 Budget Actuals and 2023 Considerations We’ve gotten the final 2022 Actuals from the bank and those are linked below and also available on the lacducours.org website under the Governance tab (password: LDC2019). The only big update is that Grounds came in higher than anticipated in 2022, and needed more treatments than originally anticipated to prep lot N0. That pushed the budget $9k over. The Grounds chairs are planning to mitigate that cost in 2023 by adjusting the Grounds budget by $9k. Attached is the 2022 Review and the mitigation plans for 2023 for the Grounds budget. |
Reforestation Updates As we move forward with the next phase of the 3-year Reforestation plan, we wanted to provide transparency around the full invoice for the first part of this (areas N0/D0) as well as the quote we’ve received for N2 and N3 for the upcoming year (budget for this was approved at November’s in-person board meeting). By Law Rewrite Project is Underway In 2023 we have an opportunity to rewrite the Lac Du Cours By-Laws and present those to residents to be voted on. Much of this work was done a couple of years ago things to a number of diligent residents. Now that it’s 2023, we have the opportunity to propose new by laws and vote on these. Currently, we are working with a law firm to do the rewrite that is well-versed in HOAs like our own. Recycling Paused at Clubhouse Just an FYI we have paused the recycling service at the clubhouse until the spring months when traffic at the clubhouse picks up. If you are using the clubhouse and want to recycle, you can take that home with you to include in your own recycling. |
REMINDER: Yoga at the Clubhouse is a GO! Have you tried yoga at the LDC clubhouse yet? This is a great way to wind down and release some tension after a long day or find some space to wake up if you do a morning class. There are two different instructors offering a variety of times.
